Five Things to Consider Before Building a Home

1. Location, Location, Location

Does your lifestyle fit the location you are looking at? Are the roads safe for running? Do you have a pet that needs space to exercise? Do the roads stay plowed during the winter?

Make sure to not only think about where the lot is located, but how your home will sit on it. What view will you have? How will your neighbors homes sit in relation to yours? How will that impact your yard or deck?

2. Lay the Groundwork

Building a home is a complex process. Research how long it will take, where you can build, and what kind of home you want.

Speak to people that have been through the process. Consider getting pre-approved for a loan.

It's also a good idea to have a fund for unanticipated purchases--like new appliances, curtains, or linens.

3. Envision Life in Your New Home

Where are you going to hang your jacket when you get home from work? If you have children or are planning on them, what is the best location for their bedrooms?

When you have guests, what bathroom will they use? Will you be entertaining regularly? Are your kitchen and dining area ready for friends and family?

Be sure to consider your unique lifestyle and the implications of your floor-plan.

4. Ensure Quality

Not all builders are made the same. When considering who you will hire to build your home, it is important to think about who will prioritize quality. Even if you never plan on selling your home, one day you might pass it on to a child, and you want to make sure your home lasts that test of time.

A good start is to see which builders are part of your state and local Builders Association. Also, ask to see a builder's standard home specifications and ensure that their subcontractors are master craftsmen in their fields.

5. Your Builder

Choose a builder with character. Building a home is exciting, but can be an overwhelming task. Choose someone that is trustworthy and you're comfortable with, because you'll be spending a lot of time with them over the next months!
